Somerset & Morris County Housing Market Update: October 2026 Home Prices, Inventory & Mortgage Insights
By Richard L. Bolt | Cornerstone First Mortgage | October 16, 2026
If you're thinking about buying, selling, or refinancing a home in Somerset or Morris County, New Jersey, the latest housing market numbers reveal some important changes.
September 2026 brought more available homes, shifting buyer competition, and different pricing trends across the two counties.
While Somerset County experienced a decline in median single-family home prices, Morris County continued to see modest price growth. Meanwhile, condo and townhome inventory expanded, potentially creating new opportunities for buyers.
Let's look at what the latest numbers mean for your next real estate decision.
Somerset County Housing Market: September 2026
Somerset County's housing market is showing signs of moderation, with increased inventory and slightly longer selling times.
Single-Family Home Market
According to the September 2026 housing figures:
-
Median sale price: $750,000, down 5.1% year over year
-
New listings: 279, up 9.0%
-
Closed sales: 179, down 11.4%
-
Average days on market: 37
-
Homes for sale: 484, up 12.3%
-
Months of supply: 2.9
-
Average sale-to-list ratio: 101.5%
What does this mean?
Buyers in communities such as Bridgewater, Basking Ridge, Hillsborough, Warren, and Bernardsville may have more properties to evaluate than they did last year.
However, with homes still selling above asking price on average, attractive and appropriately priced properties can generate competition.
Somerset County Condos and Townhomes
The attached-home market experienced an even more noticeable inventory increase.
The median sale price declined 6.1% to $465,000, while available inventory increased 61.7% compared with September 2025.
Properties spent an average of 39 days on the market, and sellers received approximately 100% of their asking prices.
My takeaway: Buyers interested in condos and townhomes may find additional choices and opportunities to negotiate, depending on the property and local market conditions.
Morris County Housing Market: September 2026
Morris County's single-family market remained relatively competitive, even as inventory increased.
Single-Family Home Market
-
Median sale price: $737,500, up 2.1% year over year
-
New listings: 518, up 9.1%
-
Closed sales: 306, down 7.8%
-
Average days on market: 30
-
Homes for sale: 757, up 14.2%
-
Months of supply: 2.5
-
Average sale-to-list ratio: 104.0%
Homes in Morris County sold for an average of 104% of their asking prices during September.
For buyers exploring Morristown, Madison, Parsippany, Randolph, Denville, and surrounding communities, that means being financially prepared remains important.
Morris County Condos and Townhomes
Morris County's attached-home market is showing a somewhat different trend.
New listings increased 41.3% compared with September 2025.
The median sale price reached $540,000, an increase of 1.4%, while the average sale-to-list ratio declined to 99.2%.
That suggests buyers may have greater negotiating flexibility in certain condo and townhome segments than in the single-family market.
October 2026 Housing Inventory: Are More Homes Becoming Available?
Weekly inventory data for October 16 provides another perspective.
Somerset County: 879 active listings, an increase of two from October 9.
Morris County: 1,089 active listings, a decrease of 14 from October 9.
Somerset County's single-family inventory increased slightly, while Morris County experienced a decline in single-family and townhome availability.
These short-term changes demonstrate why buyers and sellers should pay attention to specific towns, price ranges, and property types rather than relying exclusively on countywide trends.

What Do Mortgage Rates Mean for Homebuyers in October 2026?
Mortgage interest rates are another important factor affecting affordability.
The supplied October 15 national mortgage survey figures show:
-
30-year fixed mortgage average: 7.40%
-
15-year fixed mortgage average: 6.71%
These are national benchmark figures, not personalized mortgage offers.
Even relatively small changes in mortgage rates can affect monthly payments and purchasing power.
For example, buyers considering a $750,000 home should evaluate more than the purchase price.
Your complete housing budget may include principal, interest, property taxes, homeowners insurance, mortgage insurance if applicable, and association fees.
My advice: Focus on finding a monthly payment you're comfortable with, rather than trying to predict exactly when mortgage rates will rise or fall.
Mortgage Strategy: Could a Seller-Paid 2-1 Buydown Help?
One financing option worth exploring is a seller-paid 2-1 temporary mortgage buydown.
With this arrangement, eligible buyers receive a temporary payment subsidy during the first two years of the mortgage.
Here's how it generally works:
Year 1: Payments are calculated as though the mortgage interest rate were two percentage points below the permanent note rate.
Year 2: Payments are calculated as though the rate were one percentage point below the permanent note rate.
Year 3 and beyond: Payments are based on the full permanent note rate.
The actual mortgage interest rate doesn't change, and borrowers must qualify according to the applicable program requirements.
For sellers, offering a temporary buydown may be an alternative to reducing the asking price.
For buyers, it may provide some initial payment flexibility.
However, temporary buydowns aren't appropriate for every transaction. Program eligibility, seller-contribution limits, available funds, and long-term affordability all matter.
A personalized mortgage comparison can help determine whether a temporary buydown, price reduction, or another financing strategy offers the greatest benefit.
Should You Buy a Home in Somerset or Morris County Now?
There's no universal answer.
The right time to purchase a home depends on your financial readiness, housing needs, available inventory, and long-term goals.
If you're buying, consider getting mortgage preapproved before beginning your serious home search.
Preapproval can help you:
-
Understand your potential purchasing power
-
Estimate monthly payments
-
Compare available mortgage programs
-
Identify possible down payment options
-
Prepare to submit an offer when the right home becomes available
If you're selling, remember that pricing, condition, and local competition remain important, even in communities where inventory is relatively limited.
And if you're already a homeowner, reviewing your existing mortgage and financial goals may help you determine whether refinancing or another financing strategy makes sense.
